This corresponds with the tech tree: Advances linked by lines represent optional prerequisites, whereas techs mentioned between brackets (or in screenshots, listed as icons) represent required ones. Of course, if a tech only has one optional prerequisite, then this prerequisite is effectively necessary -- the table reflects this. For example, in the case of Pottery this means that it requires The Wheel AND either Agriculture OR Fishing, and while you can't research Metal Casting without it, it is only one possible path to Writing (Priesthood and Animal Husbandry being the other ones). In the 'Units and Buildings Granted' column, unique units are in italics. Note that many units and some buildings require additional technologies.
