Based on my experience, relationships involving cohabitation end amicably after 4 years when one partner decides it's time to have children. So, you know, let that be a warning, or something.

She's getting her own place close to where my sister lives. We're all going to be within about 15-20 minutes of each other. There was talk about buying a two or three flat. Moving with your GF may or may not be a good idea.
You should not consider her a standard roommate, but rather as a partner at some level. Otherwise things will go sour. Of course, things can go sour with a partner too, but that is useful information.
Moving out from your mom's is a good idea (now).
