  • So I met with a realtor

    My girlfriend and I met with her today. I'm excited for the search. This is my first home purchase.

    I found one listing I really like. I'm going to try to not get attached to any home until it seems realistic. At the very least, I'm getting a good idea of what I want and what is available at the price range I'm looking at.

    Any tips for me? I got most of the basics down. What are some things about the home buying process that you know now but wish you knew then?

    Also, I'd like to hear about your first experiences... for those of you who have purchased homes.

      Visit a lot of houses, even ones you aren't super into. Don't get too excited about a house. Don't downplay the problems a house has because you think it's your dream house otherwise. Think about how much work you're willing to put into a house after you buy it (some houses require more work than others). Don't let your realtor's feelings (impatience, excitement, etc.) pressure you into a decision one way or another. Make sure your wrist is in good shape.

      (This comes from being part of the process when my ex bought a house two years ago.)

        1. Get an agent that listens to you.
        2. Are you a Mr. Fixit or do you want just move on?
        3. Location.
        4. Long term investment or a flip?
        5. Kids in the future?
        6. Location.
        7. Be patient. It took us 18 months.

            1. Location. Where do you want to live?
            2. House - what do you want out of the house? Place to live for awhile, or something you plan to be in for a long time.
            3. Bring someone who's unattached with the decision to ride shotgun.
            4. Agent - find someone who understands what you're looking for.
            5.Price + size. You'll want smaller than you think you'll really need.

                I'd pass unless you've been looking for awhile and at more houses.

                  For right now, we've narrowed down our needs. 3-5 bed, 2+ bath. Move in ready preferred as much as possible.

                  We won't be in this house in five years.

                  Kids doubtful during the time we live at this house.
                  To us, it is the BEAST.

                    I would recommend not deciding to act quickly because a particular house is going to go quickly. There are always other houses. Take your time. Be thorough. Once you've looked at a bunch of houses and settled on one, you can be decisive and quick about it.

                      If you're not going to be in the house past 5 years, why would you want 3-5 bed? That's lots of space you're going to have to keep clean. You'd be better off with something smaller in a better location.
