Leasehold? That always seems like a really silly idea to me...what is the point, you may as well just rent (as you will be losing value constantly on the shortening of the lease). Thamesmead is a funny place. The Western/Northern part looks alright, the other section is dire. And there is nigh on no public transport connections - only buses serve Thamesmead - unless you fancy a fairly lengthy walk to Plumstead or Abbeywood...Speaking of Erith:

It's the land that costs. And land is a great "internaliser" - all the benefits that markets can't charge you for using get pinned onto land values. Ie, good transport links, good schools, green areas, etc.
