North San Deigo County. Perfect weather, nice beaches (though they aren't the party beaches...), and close enough to San Deigo and LA to enjoy what they have to offer while avoiding most of the crap. One of the few places you can find clean air in SoCal.
The downside is Camp Pendleton is just N of Oceanside, and that really hurts the male:female ratio in the immediate area.
My Aunt is a realtor in Oceanside, CA. You might be able to find a (rather small) place on the beach for around 600-800k still, but most of it is a million+ and going up rapidly because of new developments. Something in that price range just off the beach or within walking distance, would be rather easy to find. But in 5 years it's likely going to be a lot more expensive.Comment
