    Your right to privacy is usually dictated by the laws of the state or province you're in. You need to check the local laws.

    In Calif., your landlord would be in big trouble.

      Wow, that's some creepy crap. Have you read your landlord thr riot act yet, or are you going to keep filming?

      I can see him turning it around and telling you off for daring to leave yor gas-guzzling PC on while you were out though. Naughty boy.

          He approached me about that yesterday. It's on 24/7 for work purposes, and that's that. He said that was fine.

            Basement apartments are legal in Toronto? Here in NYC they are illegal (yet extremely common, which leads to heaps of tenant abuse)

              Slightly off topic, but are you each paying $500, as in $1000 total rent for a two bedroom basement suite in (presumably) Markham? Isn't that a little steep?

                After reading the preceding facts and fellow poster advice.....

                Two assumptions:

                1) You are in Toronto or elsewhere in the province of Ontario
                2) You share a kitchen and/or bathroom with the owner.


                In Ontario you are protected by the Tenant Protection Act IF you qualify as a tenant. If my 2nd assumption is correct (shared facilities) then you do not qualify for this act's protections.

                By definition you are a "roomer" or boarder and have virtually no rights in this province. Sorry.

                  So have you confronted him already?

                  From the video and his behavior I think he wanted to check out to get more information about you behind your back to decide what kind of person you are. He didn't dare to touch anything though and it doesn't look like he'd be mean.

                  You could hide the video and meet with him for a little bit of talking to ease him and let the cam run for another week afterwards. If he still intrudes there is something fishy. I think it's better not to play your trump card too early.

                  Sometimes people are just a bit too curious.

                    Yeah, each $500. And it's par for the course from what I've looked at and seen, it's a large room and such in a really nice house (4,500 sq feet) in a really nice neighborhood.

                    1 is correct, the house is technically in Richmond Hill, Ontario
                    2 is not correct, I share the kitchen and bathroom with Ben, the other basement tenant who is to move in tonight. The owners have their own kitchen and bathrooms upstairs.

                      This is the approach I'm planning on taking now after I've cooled off a bit. I'm leaving the camera running while I'm at work or otherwise out of the house.

                      It looks like he may have just been checking to see if I unplugged the mini-fridge...

                      If he keeps it up, I'll use the trump card on him.

                              I'm in Waterloo on the majority of weekends. Friday afternoon through Sunday evening.

                              If he enters again, I'm going to bring up the point of privacy.

                              If he enters after that, I'll show him the tapes and tell him he needs to give 24hrs notice.

Just tell them kindly that you would like 24 hours notice for any entrance to your dwelling (except for emergencies). Act confident. Beleive me, they will know what that is.

                                Absent a lease, they (or you) can leave with 30 days notice.
