    When I say I don't think of it as an investment , that is because I just don't see selling it for ANY reason for about 20-30 years. Its my HOME in a neighborhood I like and the fact it has doubled in value over 5 years is quite frankly pretty irrelevant to my financial plans (other than the fact that all that equity allows me to borrow at favorable rates)

    So while I fully appreciate that this house has been a good investment, I don't think we will ever treat it as an investment. My stocks and funds I will buy or sell in a second if I thought it was the right move ( even though I am overall a "buy and hold" type guy)-- My house??THe only reason to sell would be leaving the city or divorce or something.

      According to the Canadian Revenue Agency it is capital gains tax exempt as a PPR (Principal Private Residence).

          I was actually thinking in particular about mortgage deductibility. I thought that was what ther prior poster was referencing. I knew that the capital gain was exempt ( with respect to your primary residence)

                I see then... any REIT recommendations? Do mutual fund companies run a lot of them (ie: Vanguard, Fidelity, etc.)?
