True, no one will give a landlord bad refrences. They'll just tell their friends to claim they were the landlord at his last place.

This is exactly why I would choose to live in a smaller place. Roomies. I can't tolerate them.

All that does is try and assure the payments were on time.
It doesn't get the garbage taken out or dishes done.
