I wouldn't mind having you as a landlord, you seem fair, some people will take advantage. If any of the complainers had this guy, like I did, they'd stop their whining.

Yes, I used a 3 day pay or quit notice on him last month since he was 9 days late with his rent payment. This month he paid most of his rent and with the portion of the deposit he did pay I will credit him through the end of the month.Try http://wordforge.net/index.php for discussion and debate.

I'm not going to ask him for more, I'm just going to continually deduct from the $275 (out of the $575 he was supposed to pay) and make sure we are even when he leaves.
