So I gave one of my renters his 30 days.

The guy is 32 so I thought he would be responsible but it turns out he makes jack cheese for money and he spends most of it on booze and ciggerettes. In the three months he's been here he has NEVER paid anything on time normally being 5-15 days late on EVERYTHING plus he has the habit of deliberately lying in an attempt to gain sympathy. Twice he's tried the "Uhh, I thought the rent was only $XXX" when the lease clearly says it is much more then that. Speaking of leases he sat on it for a month and a half saying he just didn't have time to read it and sign it and I foolishly kept giving him more time so finally I just said either you sign it or your out so he signed it.

My other housemate/renter is a great guy who always pays on time and in full while making sure to keep the common areas clean. This guy has never unloaded the dishwasher (though he uses unbelievable amounts of dishes and leaves most of them in the sink for others to put into the dishwasher), carried out the trash, or cleaned the bathroom he shares with my other renter/housemate. The good renter said he would leave if the other guy didn't start cleaning the bathroom and the kitchen as well as stop stealing food. Why is it so hard to find a decent renter who isn't scum or has excuses about his check being garnished?

The good news is one of my friends wants to rent the room. The bad news is I don't really want to live with this friend but he will be quiet, clean, and pay on time.

This is a business for me. I'm not doing welfare housing, I'm providing a clean, safe room for rent, in a desirable part of town. I told him he had three strikes and he was out and if I was strict then I would have tossed him out the first time he lied to me. Instead I waited and let him be late three times in a row with his share of the rent and the bills.

He was a nic guy but he couldn't/wouldn't pay his bills on time and in fact never once paid anything on time. I felt bad but I had to make the business choice to let him go.

I once had a horrible room-mate situation in a small 3 bedroom apartment for one year, 2 guys, one a friend of a friend just moving out of the house the other a guy I'd met at work. Number one was late all the time with rent having absolutly no financial responsibility at all but he had co-signed the lease. Number two was also late for a few months and then just disapeared one day after a week we reported him to the police as missing person. After a month we were ready to throw out his stuff and re-rent the room when he suddenly retuned gave me a sob story about his Aunt being ill and him caring for her. I told him he would need to make up the missing months rent split over the next two payments. He managed one payment and defaulted on the next, I told him to get out (he wasn't a lease signatory). The first room mate (who was aparently now his best friend) said I couldn't do that, and I was a money grubing [Explitive]. We were naturaly not on speaking terms for the remainder of the lease. I had didn't have much hope of renting the now empty room and had to eat the cost of it for the rest of the lease.
