About two years ago mt dad and his girlfriend went down to Baja to look at one of these place just north of Encinada. There were about five large gated communities each targeted at a different price point. The one they looked at was the second highest end one which had 3 bedroom/2.5 bath SFH with a two car garage for around $1200 a month. The community included an 18 hole private golf course, a golf club house and restaurant, a private park with freshwater duck pond, a community center, lots of green open space, a private beach, and a private boat launch and pier for fishing.

Just outside the gated community was a new mall with familiar stores like Walmart, Costco, and CVS along with several Mexican chains and independent shops and restaurants. Next to that was a new medical mall with a small hospital along with a police station and fire station. Supposedly the locals call it Little America and it is just a short drive to either Encinada proper or to TJ.
