  • Renting A House, Anything I Need To Know?

    So....

    As some of you may remember from some of the mortgage crisis threads I was looking into a buying a condo in the area due to the lower prices and great financing options right now. I decided I'd wait a year/year and a half until both of those are even better.

    In any case, I have decided to rent a nice 1920s house downtown. While not buying right now I did get promoted last summer and need to move out of my **** hole apartment which, while cheap, was only supposed to be a hold me over anyway. Living downtown has always been something I wanted to do, and it is a great place.

    Now, I have rented quite a few apartments, but never a house. I was curious if there are any significant differences I should be wary of when I go to review the lease today (and maybe sigh it)?

    Some people who rent houses are weirdos. If you are renting from a company you are probably allright. Otherwise the person you are renting to might think that he can come onto the property whenever he wants and even store stuff there. They don't always understand renters rights.

      So true Kid... Home owners are just more personal about it, and do indeed think the laws don't apply to them since they own the house.

      In addition, it is recommended that you take extensive pictures of the condition of the home as you move in. This will help you later to document the pre existing condition of the home, and could be very usefull when you move out and the owner tries to claim that problems that existed before you moved in were caused by you.

        Read the lease more carefully. (not that you should never read one carefully)

        If it's a house it's more likely that the owner may just be renting it while he's trying to sell it. So check carefully for termination conditions. Sometime they try to slide something by you.
        It's almost as if all his overconfident, absolutist assertions were spoonfed to him by a trusted website or subreddit. Sheeple

          Yeah, I can see how that would be the case. It is owned by a person and not a company, but I am renting through a property management firm they hired so maybe I can avoid some of that.

          As for storing stuff, the house was fine but they did have a lot of stuff in the detached garage. They said they would get rid of it when I asked though.

          Yeah, that is definetly a good idea.

          For some reason they said they were not planing painting the wall after the last tenent. I thought that was standard fare. The walls were not filthy, but they had your normal wear and tear from living so I will definetly document that.

            Make sure it's gone before you sign the lease. And make sure they never try to store one little thing there.

                    That's brilliant. Also, I would keep it on a very business level. There's lonely old people out there, and they can be very bothersome. The last thing you want to do is rent a house from them. That's where my friends got into trouble.

                    But you should be cool since you have to deal with a management company.

                          I have renters insurance on my current apartment, which I intend to transfer. But thats another good question to ask, is the renters incurance significantly different between houses and apartments?

                              It really is. It doesn't look quite like that now since it has been tenent less for a few months and the yard has gone to hell, but thats easily remedied. Its in a nice old neighboorhood that is about halfway through gentrification. There is a large park a block away and my alma mater's football statium is a block away on the other side. It should be a very good football season

                              It is 1250sq feet, the biggest place I will have ever had.

                              Best part is it has a little back yard. I have been wanting to get a dog for 4 years but with me deploying all the time and living in small apartments I didn't think it was a fair way to force an animal to live.
