    In many parts of the country you have to have one because the foundation needs to be below the frostline.

      Digging a basement is probably more expensive than just plastering a solid concrete plate to build on.

      And regarding the price of new houses compared to old ones, the prices for old houses have increased incredibly since I moved in ten years ago, so I believe the difference between old and new houses has decreased. The low interest rate in recent years have raised the market price for old houses. Also the government have increased the tax values, which decide the size of the mortgage the banks want to give you. My house has more than doubled it's tax value since I moved in, so if I sell it, I will probably be rich.

        You don't need a basement for that - just a tolerably deep foundation.
